Talegaon: Destination next

It is not just Pune that is seeing fast-paced development; areas surrounding the city are seeing growth as well. In recent times, locations like Mundhwa, Khardi, Baner and Hinjewadi have become amongst the most preferred destinations for IT industries. Talegaon, barely an hour-and-a-half hour’s drive from Mumbai on the Mumbai-Pune expressway and just 32km away from Pune, has been growing in every aspect, and developers are now taking up large projects with modern amenities.
Talegaon or ‘Lake Town’ as its literal translation in English would be, is well known for its beautiful climate. There are many lakes in and around the town. Its salubrious climate combined with good local infrastructure has made it preferred destination for city dwellers, especially for people seeking peace and pollution free environment.
Its a beautiful town with lush greenery and Sahyadri Ranges around it. Indrayani & Pavana are major Rivers flowing by Talegaon. It is extremely well connected to two major cities in India, Pune, Mumbai and Khed (Rajgurunagar). Nestled on the Deccan plateau, almost 330 ft higher than Lonavala gives it a cool and pleasant climate all the year round. It is well connected by road and rail; one can also get there via the Old Mumbai-Pune road or by train shuttling between Lonavala and Pune. There is also a proposal for an international airport near Talegaon.
Maharashtra Institute of Medical Education and Research (MIMER), medical college was established in 1995 at Our Talegaon (Dabhade). The 500-bed multi-specialty Talegaon General Hospital supplements all practical and internship requirements of the undergraduate program. The indoor and OPD patients are treated round the clock with the help of Resident and Honorary Consulting Doctor.
Another aspect that gives Talegaon an edge is that it has regular schools of high standards in both the Marathi and English medium. Talegaon also has an international standard school ‘Heritage’ at Ambi. ‘Heritage’ is being developed on about 40 acres of land with all facilities and an emphasis on overall academic, aesthetic, creative, social and physical development of children. It is predominantly a boarding school affiliated to the CBSE board. Apart from schools and colleges, Talegaon has a large marketplace, shops, restaurants, banks and four to five hospitals other than the well equipped Talegaon General Hospital. Talegaon is also equipped with excellent communication centers and cyber cafes.
D. S. Kulkarni, director, Soft Corner Marketing says, “The fact that areas like Talegaon are developing is significant; Pune has touched the high growth curve. The demand-supply ratio in Pune often is disturbed because of very high demand and shortage of supply, but Talegaon and the whole Lonavala-Pune belt offers enough choice and sufficient supply.”
The growing population has led to a demand for both residential and commercial spaces, and state government and local developers are making conscious efforts to attract corporates to Talegaon and its nearby areas by working on improving infrastructure in the area like widening of roads, etc. Some of the developers are also offering shopping malls in their upcoming projects first time in Talegaon.
The fact that it offers low rates starting from Rs.900 to Rs.1500 per sq. meter for residential projects and Rs.20 to Rs.70 lakh per acre for industrial plot is proving attractive to both Indian corporates and multinationals, which are planning to set up manufacturing facilities in and around Talegaon. Amongst the various industries establishing projects in the Lonavala-Pune belt are POSCO, Raymond and General Motors. MIDC is also developing 585 hectares of land within the limits of Navlak-Umbre, Akurdi, and Ambi as Talegaon Industrial Area.
‘Daffodils’, a project developed by Vishram Developers & Soft Corner Marketing, is located very close to the Mumbai-Pune express highway. The project exclusively offers independent 3BHK bungalows, and is equipped with all the modern amenities such as a clubhouse, 24-hour security system, medical facilities and large gardens.
The auto giants like JCB, GM (General Motors), Audi, Volkswagen have already set up their roots and others planning to do so in Talegaon. The availability of water, government policies for this area, proximity to the Mumbai Pune express way (NH4), at a distance of around 20 kms from proposed International airport and a ready market of Pune and Mumbai. General Motors India (GMI) is kicking off work on its over Rs 1,300-crore Greenfield plant at Talegaon and yet another new plant is set to come up on 300 acres of land, which is likely to start production by the third quarter of 2008. GMI is also launching its Chevrolet Spark car in Talegaon.
According to Ravi Varma, a property expert, “The property market in Talegaon is just begining. Talegaon is one of the fastest developing areas near Pune. Because of shortage of land in Pune city, people prefer Talegaon. Companies like General Motors and Mercedes are planning to set up their operations near Talegaon. Telco is already established. With the coming of industries the demand for residential property will also rise subsequently. Low land rates running from Rs.1200-Rs.1500 per sq. meter are attracting people.”
Maharashtra Government and the Maharashtra Industrial Development Corporation (MIDC) have drawn up a plan to ensure that the State puts forth a total biotechnology revolution. Since the Government wants to establish Pune as a technology hub, MIDC has started acquiring large areas of land to set up Biotechnology and Infotech Parks between Talegaon and Vadgaon as there is little space in Pune. MIDC is also developing over 250 acres of land at Talegaon as a floriculture park for production of superior quality flowers like tulips and orchids, which are in demand in international markets. The area is situated in the Agriculture Export Zone declared by the Government. of India and the internal infrastructure such as roads, water and electricity distribution network etc is developed by MIDC.
This made Talegaon know on the global map and it has totally transformed its identity. The IT based Indian economy structure will drift a bit towards depending on other domains, which will give it a stable base. Talegaon has consistently been rated high for local infrastructure. Its local municipal corporation follows best practices for governance. This has resulted in better roads, water, and safety for people of Talegaon.

Talegaon cant be the hot destination in Pune.
Nowhere it is linked to Pune.
